OUR PROCESS:
Workmanship: All of our projects are carried out by John Mellberg and his team of professionals. All our work is guaranteed and in the unlikely event that our work doesn't meet your standards, we will rectify the situation.
References: You can feel confident in using Grand View Painting and we'll be happy to provide references of jobs both recent and over the years. Materials: We use Sherwin Williams premium paints but have no problem using the brand of your choice. We will be happy to show you a color spectrum to help make your decision easier. We also will give you the formula right on the paint can to ensure that you can match the color at a later date. You will also be provided with ‘touch up’ paint at the completion of the project.
Preparation: 90% of painting is the preparation so Grand View takes great pride in never compromising these details to ensure a lasting, quality job that we can guarantee.
Exterior Projects: First, Grand View will give you a phone call to set up an appointment for a free estimate. We will give you this quote promptly either at that time or within a few days. We would never want to hassle you into making such a big decision so we will contact you minimally but rather prefer you contact us with even the simplest questions. Once you accept the estimate, we will accomodate you the best way we can to get your project underway in your timeframe. At this time, we will work with you to pick the best color or to match the existing color with ease. We can even give you a complimentary color sample to envision your home's new look. Once you have chosen a color, we start by protecting your shrubs, paths, driveways, etc. by putting down dropcloths as needed. The next step would be to thoroughly powerwash the exterior of the house, gutters, shutters, deck, and/or fence to remove dirt, debris, or anything that could affect the paint in anyway. Next, we prime any bare wood to seal the surface and provide superior protection to timber. All protruding nails are pulled and replaced by screws, before applying putty to all nail holes. Rust marks are usually caused by nails lying too close to the surface finish. Rust areas are prepared by grinding or scraping to remove rust scale, before treating. (Note: We are only able to treat rust that we can reach, so we cannot guarantee its elimination). Any gaps will be filled around windows, doors, etc. using a sealant. Next, we spray on the paint color of your choice using a sufficient amount of high quality paint to ensure even coverage. Generally, the body of the house is sprayed but the trim, doors, and accents are brushed and rolled. When we are satisfied with the job, we pack up and leave which gives you sufficient time to inspect the house thoroughly. Grand View does not expect you to give us a rushed inspection. We prefer you take your time to make sure it is done to your satisfaction. We will then come back and do any touch ups that you have found. Finally, the site will be cleared of any excess materials, paint and/or debris on completion. All exterior paint projects will be guaranteed for 3 years.

At this time, we will work with you to pick the best color or to match the existing color with ease. Grand View even works closely with an interior decorator to complete your new appearance. Once you have chosen a color, we start by protecting your furniture, carpet, hardwood floors, etc. by putting down dropcloths as needed. Next, cracks, dents, or holes are patched with filler, and then sanded and sealed to prevent it from showing through after painting. When we are preparing surfaces, we sometimes come across damaged items: dry rot, sticking windows, etc., which are not obvious during a visual inspection. If the problem is of minor nature, we'll fix it at no extra charge to you. If is not easily fixable, we will notify you of the problem and suggest a remedy. If an extra cost does incur, Grand View will only procede after the problem is rectified. We are here to paint your home and ensure a quality job, not to charge you for minor repairs. Our cost is usually much cheaper than a general contractor's fee. This is due to the fact that we are already there so we are happy to do these repairs and further your pleasant experience by giving you a reasonable price. Finished painted surfaces, colors, textures, sheen, and coverage are completed to industry standards. All surfaces will be be free of blemishes, 'runs', sags, misses, blisters, crinkling, etc. to the best of our ability. Some minor brush marks might be evident. These will be kept to a minimum and well within the norm. When we are satisfied with the job, we pack up and leave which gives you sufficient time to inspect the house thoroughly. Grand View does not expect you to give us a rushed inspection. We prefer you take your time to make sure it is done to your satisfaction. We will then come back and do any touch ups that you have found. Finally, the site will be cleared of any excess materials, paint and/or debris on completion.
Wallpaper Removal: All wallpaper removal is quoted on an hourly rate of $40.00. This is due to the unknown state of the wall behind which can cause the paper to remove uneasily and may need wall repairs/replacement. Please note that on occasion, after removing wallpaper, the texture of this wall may not match the existing walls. We will do our best to rectify this situation. Rotted Weatherboards: Similar to wallpaper, rotted weatherboard can sometimes represent an unknown factor, and may require the occassional replacement. If this becomes evident, we'll advise you as soon as it is apparent. In a case where you request us to complete additional work, we'll quote you the hourly rate.
Delays: Weather conditions and unforseen circumstances can sometimes affect the start date of your project. We understand that this can be an inconvenience and we will always notify you of any delay and let you know as soon as we can get to you. Interior projects tend to be a bit more sensitive since we are in your private area. It is very rare that we will change our start time for these projects.
Payment Terms: Most of the time, Grand View requires no deposit prior to commencement of work. We understand that it can be very stressful giving someone money before you see their work. We avoid this situation by increasing your comfort level and receiving your money after your final approval and satisfaction.
Furniture: Grand View is happy to move any light furniture at no extra cost. If you prefer that we move the larger items, there will be a minimal charge. Antiques, pianos, and/or any artwork will not be moved. Furniture that can't be moved will be covered and protected to ensure that your valuable items remain unaffected by the painting process.
